Education that started with one student

Every student's situation was different, yet there was only one method

I started with college-entrance tutoring and admissions consulting for undergraduate and graduate programs. I designed a path to fit each student's conditions and goals, and what I learned became the foundation of every business since. Helping people grow is still the work I've done the longest.

A share house that started near campus

Back when “co-living” didn't even have a name

It began with houses I ran myself near Seoul National University and Hanyang University — the field came before the business.

As the structures of youth housing, rental management and co-living came into view, I switched my field from law to urban planning. In graduate school I researched campus towns and confirmed with data what I had seen on the ground.

Founding Co.T.Able, a social venture

No business model existed for youth housing

I built a share-house platform for single-person households and launched our first service in proptech — where solving real estate with technology began for me. At the same time, as Secretary General and later Board Director of the Korea Social Housing Association, I helped shape the industry as a whole.

The business opened my eyes to the youth-housing and public/private rental-management markets, which led to policy research, commissioned studies, policy advisory and pilot projects. I went from renting out homes to helping design the rules. I never separated business from social impact.

Student housing divided by nationality and school

I built a global co-living dormitory where Korean and international students lived together — students from ten major universities in Seoul and leading universities around the world under one roof. We also ran resident communities for LH purchased-rental housing, raised investment to grow the business, and exited by selling the assets.

From records to systems

Work that lived only in people's heads

I began recording all of my work as data, and in 2023 I jumped into development myself. I became someone who plans and builds at the same time.

Real estate, carried into assets and development

A field that seemed cut off after the exit

I carried what I learned in housing into asset management and development, operating small and mid-sized assets and leading remodeling and new-build project management myself.

Capabilities tied to real estate alone

As the head of a single company, I had kept my capabilities tied to real estate. This is when they moved beyond it. Starting with management and IT service-planning consulting, I dove into technology, community, real estate, startups, founding and career education without drawing lines. ENTR is what brings all of it into one structure.

Two tracks for growing specialist talent

Plenty of places to learn, but few places to actually build

I grow specialist talent in two fields: software and real estate. At Growth Log, developers prove their skills through real projects; at AllPass, starting with the licensed real estate agent exam, real estate specialists build credentials and practice together. Growing people who then become results in the field — that cycle is what I am designing now.

Building systems myself, with AI

Work, study, community, business and life, each running on its own track

Since April 2026, I've been working alongside a team of AI agents, designing and testing an operating system that connects personal life, work and organizations. The first product built on that system is AllPass — an exam operating system that starts from the statutes and turns what you've already studied into a passing score.

Over ten years I have operated 50+ properties and managed assets worth tens of billions of won.
I led new-build PM in Gaepo-dong and remodeling PM in Banpo-dong, Seoul.
